TRACT 1: Legal Description: Tract 1 will be a 4.37 acre acreage site located in Section 6, Plato Township, Twp 96 N, Range 46 West, Sioux County, IA subject to survey and public roads and easements of record.
GENERAL DESCRIPTION: This 4.37 acreage site has much to offer including a 2 story home with approx. 1300 sq ft on the main floor. The home has 2 bedrooms on the main floor, 4 bedrooms upstairs, 2 full baths on the main floor, large living room and separate den and a double 24 x 24 attached garage. GENERAL DESCRIPTION: This 72.71 acres of farmland contains approx. 69.63 tillable acres. The predominant soil types Galva silty clay loam, Ida silty clay loam and Calco silty clay loam. The average CSR is 54. This land is classified as hel and has some push up terraces and has a conservation plan in effect. The topography of the farm is gently rolling. The farm has a combined corn base with Tract 2 of 69.1 acres with a direct yield of 101, a cc yield of 101, a soybean base of 23.7 acres, a direct yield of 36 and a cc yield of 36. TERMS: Terms on Tract 1 will be 10% down on day of auction with the balance due on or before November 15, 2007.
TERMS: Terms on Tract 2 will be 10% down on day of auction with the balance due and payable as follows 40% on December 28, 2007 and the remaining 50% due on January 4, 2008.
TERMS: Terms on Tract 3 will be 10% down on day of auction with the remaining balance due and payable on January 15, 2008—-On all 3 parcels purchaser(s) will be required to pay a non-refundable 10% of the purchase price immediately following the auction and also enter into a purchase agreement with the remaining balance on tract purchased to be paid as stated in the terms above. When paid in full buyer shall receive a clear and merchantable title to the property. The farmland and acreage are being sold as is with no finance contingencies.
