Legal Description: The E ½ of the SW ¼ of Section 23, Logan Township, Township 99 North, Range 47 West of the 5th P.M., Lyon County, IA. Subject to public roads and easements of record.
General Description: Selling will be 80.16 surveyed gross acres of farmland. According to the Lyon County FSA this farm contains 78.3 tillable acres with a corn base of 38.7 acres, a direct yield of 104 and a cc yield of 140. This farm contains a soybean base of 38.7 acres, a direct yield of 37 and a cc yield of 45. The predominant soil types include: 410B—Moody Silty Clay loam, 410C2—Moody Silty Clay loam, portions of Crofton Silt loam and Trent Silty Clay loam. Method of Sale: 80.16 +/– acres will be sold as one unit.
Terms: Purchaser(s) will be required to pay a non-refundable 10% of the purchase price immediately following the auction and also enter into a purchase agreement with the remaining balance due and payable as follows 40% on December 30, 2008 and the remaining balance of 50% due and payable on January 2, 2009 when the buyer shall receive a clear and merchantable title to the property. The farm is being sold as is as a cash sale with no finance contingencies.
