Legal Description: The Fractional W ½ of the W ½ of Section 30-98N-45W—except Parcel A and Lot 1, Lyon County, IA.-subject to public roads and easements of record.

General Description: Selling will be 102.25+/– acres of Farmland according to the Lyon County assessor. According to the Lyon County FSA, this farm contains 100.19 tillable acres. This farm has an average CSR rating of 57.3. This farm is classified as HEL. The predominant soil types are: 410C2, 410B2, 410B, 410D-Moody silty clay loam, 92-Marcus silty clay loam, 878C2-Ocheydan loam, 910, 910B-Trent silty clay loam, 26-Kennebec silty clay loam and 430-Ackmore silty clay loam. This farm has a corn base of 67.3 acres with a direct yield of 93 and cc yield of 152bu. This farm has a soybean base of 32.9 acres with a direct yield of 40 and cc yield of 48 bu.  This farm is not currently enrolled in the Acre program. Possession: Possession will be when the current crop is harvested – due to the current farm lease. Tenant will have until Dec. 15, 2011 to remove corn stalks.

TERMS: Purchaser(s) will be required to pay a non-refundable 10% of the purchase price immediately following the auction and also agree to enter into a purchase agreement with the remaining balance due and payable on closing day November 1, 2011 when the buyer shall receive a clear and merchantable title to the property.
