LEGAL DESCRIPTION: The W ½ of the NE ¼ of Section 23, Logan, Township 99 North, Range 47 West of the 5th P.M., Lyon County, Iowa,  subject to Public roads and easements of record.

 GENERAL DESCRIPTION: This highly productive 80 +/-acre tract of farmland is an inside tract of farmland with hard surface road on the North side. According to the Lyon County FSA, this farm has 79.3 tillable acres with a corn base of 39.3 acres with a direct yield of 104 bu and a cc yield of 144 bu. Also, this tract of land has a soybean base of 39.9 acres with a direct yield of 37 bu and cc yield of 44 bu. The predominant soil types include: 410B2, 410B,410C2—Moody Silty clay loam and a small portion of 133—Colo Silty clay loam and also a small portion of 910B-Trent Silty clay loam. This farm is classified as hel and currently has a conservation plan in effect consisting of crop rotation and contoured farming etc. This farm has an average corn suitability rating of approx. 60.23. Terms:  Purchaser(s) will be required to pay a non-refundable 10% of the purchase price immediately following the auction and also enter into a purchase agreement with the remaining balance due and payable on closing day on or before Dec 10, 2009 when the buyer shall receive a clear and merchantable title to the property.
