LEGAL DESCRIPTION: The NE ¼ and the NE ¼ of the SE ¼ of Section 13, Big Springs, Township 94 North, Range 49 West of the 5th P.M., Union County South Dakota, subject to all public easements and roads of record.
GENERAL DESCRIPTION: This highly productive 200+/– acre tract of farmland has 177.5 tillable acres with a corn base of 127.3 acres and a direct yield and a cc yield of 86 bu. Also, this tract of land has a soybean base of 40.1 acres with a direct and cc yield of 28 bu. This tract of land consists of a 15.3 acre FWP area. The predominant soil types include: AE-Alcester silty clay loam, MCB-Moody silty clay loam, CA-Calco silty clay loam, MDC-Moody Nora silty clay loams and CND2-Crofton Nora silty clay loams. This farm is classified as hel and currently has a conservation plan in effect consisting of crop rotation and contoured farming. This farm has an average soil rating of .735. TAXES: According to the Union County Treasurer, the current Real Estate Taxes are approximately $3418.92 per year. Seller will pay all 2008 taxes payable in 2009 and 2009 taxes payable in 2010.

POSSESSION: Possession of the farmland will be March 1, 2010 due to the current farm lease.
TERMS: Purchaser(s) will be required to pay a non-refundable 10% of the purchase price immediately following the auction and also enter into a purchase agreement with the remaining balance due and payable on closing day December 18, 2009 when the buyer shall receive a clear and merchantable title to the property. Title insurance and closing fees will be split 50/50 between buyer and seller. The farm is being sold as is as a cash sale with no finance contingencies.
