GENERAL DESCRIPTION:

 154.12 acres of Lyon County, Iowa Farmland. Lyon County FSA estimates 124.4 acres of cropland with balance in pasture. Land has a corn base of 75.9 acres with a direct and cc yield of 90 bushels. Soybean base of 40.1 acres with a direct yield and cc yield of 35 bushels. 86.7 acres of the farmland are classified as HEL. Conservation is in place with a crop rotation of corn and soybeans, conservation crop rotation, conservation tillage, contour farming and field border. Average estimated CSR is 50. Presently the farm has a lease and easement agreement with the City of Doon, IA. Agreement is used for city well and the city has right to abandon at any time. City pays $1,200.00 per year for the lease to the land owner

LEGAL DESCRIPTION:

Niemeyer’s Tract 1 in the S ½ of the SW ¼ and S ½, N ½ , SE ¼ and the S ½  SE ¼ all in Section 25, Doon Township 98N, Range 46 West of the 5th P.M. Lyon County, Iowa. Subject to public roads and easements of record. Building site is not a part of sale.

REAL ESTATE TAXES:

Sellers will pay the 2008 real estate taxes that are due and payable in the Spring 2009 installment and the Fall 2009 installment. Present real estate taxes are $1,656.00 per year.

POSSESSION: March 1, 2009

TERMS: Purchaser(s) will be required to pay a non-refundable 10% of the purchase price immediately following the auction and also enter into a purchase agreement with the remaining balance due and payable on closing day December 18, 2008 when the buyer shall receive a clear and merchantable title to the property.
