Home built in 1901, 1480 sq ft above grade, 736 sq ft basement, 3 bedroom, one bathroom, detached garage.  Outbuildings include:  40’ X 104’’ pole shed and several other buildings.  Rural water and shelter belt. Tract 2:  Approximately 69 acres of nearly all tillable land, located in the W ½ SW ¼ 24-96-51, Lincoln County, SD.  According to Surety/AgriData the Tract has a productivity index of 83.5. Predominate soils include Egan-Chancellor silty clay loams, 0-4 percent slopes; Chancellor-Viborg silty clay loams; Egan silty clay loams, 3-6 percent slopes. This land is available to farm in the 2019 crop year. A hard surface road is located on the west boundary and includes one housing eligibility. TERMS:  15% nonrefundable down payment day of sale with the balance due at closing on or before Dec. 3rd, 2018.  Possession of all tracts at closing. Title insurance and closing costs split 50/50 between buyer and seller.  2018 taxes due in 2019 to be paid by the seller. 2019 taxes due in 2020 to be paid by the buyer. The total acres in Tract 1 & 2 to be determined by survey completed at seller’s expense.
