Taxes: According to the Union County Treasurer, the current net Real Estate taxes are approximately $3449.02 per year on Tract 1, $2911.14 on Tract 2 and $2420.48 on Tract 3. Seller will pay the real estate taxes thru fiscal year ending June 30, 2012 and taxes payable in September 2013 for taxes thru Dec. 31, 2012.

Method of sale: Tract 1 will be offered and will remain sold. Tract 2 will be offered and remain sold. Tract 3 will be offered and remain sold. Tracts will not be combined.

Possession of Tracts 1, 2 & 3: Possession of Tracts 1, 2 & 3 will be March 1, 2013-due to current lease.

Terms:  Purchaser(s) will be required to pay a non-refundable 10% of the purchase price immediately following the auction and also enter into a purchase agreement with the remaining balance due and payable on closing day on or before Dec. 12, 2012 when the buyer shall receive a clear and merchantable title to the property. The sellers do not warranty or guarantee that the existing fence lies on the true and correct boundary and new fencing if any will be the responsibility of the purchaser pursuant to South Dakota Statues. Any trees in the township right of way that require removal will be the responsibility of the purchaser. Closing agent fee and Owners Title insurance policy will be utilized and split 50/50 between buyer and seller. The farm is being sold as is as a cash sale with no finance contingencies.
