AUCTION TO BE HELD AT SITE OF LAND –

AUCTION SIGNS WILL BE POSTEDGENERAL DESCRIPTION: Selling will be 151.40 acres of farmland. According to Lyon County FSA this farm contains 147.4 acres of cropland with a corn base of 76.7 acres, direct yield of 95 bushels, CC yield of 159 bushels. This farm contains soybean base of 70.7 acres, direct yield of 43 bushels and CC yield of 51 bushels.  The soil type is mainly moody silty clay loam along with Ackmore silty clay loam.  This farm has estimated average corn suitability rating of 57.44.  Land is classified as HEL with a conservation plan in effect.  This farm appears to be well managed and in a good state of productivity.

LEGAL DESCRIPTION: SE ¼ except parcel A and Parcel B in Section 13, Centennial Township 99, Range 48 West of the 5th P.M. Lyon County, Iowa. Subject to public roads and easements of record.

TAXES: According to the Lyon County Treasurer the current Real Estate Taxes are approximately $1,762.00 per year.  Seller will pay the 2008 taxes due and payable in the Spring and Fall installments of 2009.

POSSESSION: Possession of 151.40 acres will be given to the buyer(s) on March 1, 2009 due to current farm lease.

METHOD OF SALE: 151.40 +/- acres will be sold as one unit.

TERMS: Purchaser(s) will be required to pay a non-refundable 10% of the purchase price immediately following the auction and also enter into a purchase agreement with the remaining balance due and payable on December 19, 2008 when the buyer shall receive a clear and merchantable title to the property.  The farm is being sold as is as a cash sale with no finance contingencies.  While every effort has been made to ensure the accuracy of the information herein all prospective buyers are encouraged to inspect the property and verify all the data provided.
