Method of sale: Farms will be sold with the final bid price times the gross acres. All of the properties will be sold in the choice method. The first successful top bidder of the first round of choice will have the option to select the tract of choice and then choice will continue to be offered on the remaining properties. Each successful top bidder of each round of choice will be permitted to select 1 tract only. Each successful top bidder will not be permitted to select more then 1 property in each round of the choice. Once a property in a round of choice is sold it will remain sold and it will not be available to bid on again. Tracts will not be combined in any way. Auction for all of the tracts will be held at the Pipestone Livestock Auction Market parking lot (1500 Seventh St SE, Pipestone, MN 56164)

 

 

Taxes: The current Real Estate Taxes according to the Pipestone County Treasurer for properties #1 & #2 are currently a total of $5,936.00 per year, the current taxes for Properties #3 & 4 are currently a total of $4,444.00 per year, the current taxes for Property #5 are $3,910.00 per year and the current taxes for Property #6 are $5,156.00 per year  Seller will pay the 2022 RE taxes when due and payable. Taxes are estimated and will be reassessed by the county due to recent surveys.

 

 

Possession: Full possession will be on March 1, 2023. These farms are available to farm for the 2023 crop year!
