Legal Description of Tract 1: The NE ¼ of Section 14, Twp 98N, Range 45W, Garfield Twp, Lyon County, IA. –except Lot 1. Subject to public roads and easements of record.

General Description: Selling will be 120 +/– acres of Farmland according to the Lyon County assessor. According to the Lyon County FSA, this farm contains 109.15 tillable acres and 9.2 acres enrolled in the CRP program until 9/30/2013. This farm has an average CSR rating of 43.5. This farm is classified as HEL. The predominant soil types are: 174B, 174C2-Bolan loam, 878B2-Ocheyedan loam, 28C2-Dickman, 310B2-Galva silty clay loam, 91B-Primghar silty clay loam, 27B-Terril loam and 430-Ackmore silty clay loam. This farm has a corn base of 91.9 acres with a direct yield of 99bu and cc yield of 99bu. This farm has a soybean base of 17.3 acres with a direct yield of 31bu and cc yield of 31 bu. This farm is not currently enrolled in the Acre program. This farm has been well managed with good fertility. In 2010 a large portion of this farm had chicken manure applied. Possession: Possession will be January 15, 2012 – due to the current farm lease. Current tenant will have the right to remove some cornstalks.

TERMS: Purchaser(s) will be required to pay a non-refundable 10% of the purchase price immediately following the auction and also agree to enter into a purchase agreement with the remaining balance due and payable on closing day December 20, 2011 when the buyer shall receive a clear and merchantable title to the property.
