Tract #1-86.84 acres: General Description: This farm is in a high state of productivity with good fertility and crop rotation. It is nearly all tillable with the exception of the roadway. The predominant soil types are Wadena Loam, Graceville and Radford. The weighted average CSR rating is 59.7. This farm is classified as non-hel.
Legal Description of Tract #1: P arcel C in in the N ½ of Section 19-97-46 (Section 19, Rock Twp). A survey has been completed on this tract and the full legal description is recorded. A full legal description is available by contacting the auctioneers.
Tract #2-59.74 acres: General Description: This tract of land has 27.65 acres in current production with 8.02 acres in grassland that could be farmed. The balance of the acres are in woodlands and would be excellent hunting ground as it is near the Rock River. The predominant soil types are Wadena Loam, Graceville and Calco. This parcel also has a weighted average CSR rating of 59.7. The currently farmed acres are classified as non-hel with 8.02 acres of grassland classified as U-hel.

Farm Service Information. According to the Sioux County FSA, the land to be offered has been farmed as one unit, so a separate determination of each tract has not been compiled at the time of the advertising deadline. The current production acres are 123.6. The corn base is 74.6 acres with a direct yield and cc yield of 97bu. The soybean base is 22.1 acres with a direct and cc yield of 32 bu. There is also an Oats base of 8.8 acres with a direct and cc yield of 75 bu per acre.
Method of Auction: Tract #1 will be offered at 10:00 A.M. Tract #2 will be offered immediately after Tract #1. (These Tracts will be offered separately and will not be combined).
Taxes: The current real Estate taxes are $2370.00 per year. (This amount is for the entire farm, both tracts).
Possession: Possession will be given March 1, 2013 due to the current lease which expires on March 1, 2013.
Terms: 10% down payment is required immediately following the auction. The balance is due and payable on December 10, 2012 when the buyer will receive clear and merchantable title to the property.
