GENERAL DESCRIPTION:

Estimates from Sioux County F.S.A. shows 150 acres

of cropland with 75.6 acres corn base with direct yield

of 101 bushels, CC yield of 152 bushels. Soybeans acres

of 74.4 with direct yield 34 bushels and CC yield of 41

bushels. Land is classified as HEL with conservation

plan of 11,300 feet of terraces, conservation tillage, contour farming, crop rotation, grass waterway & field border.  Soil types are Galva Silty Clay Loam associated with Primghar Silty Clay Loam, Terril Loam, Radford-Judson Complex, Ely Silty Clay Loam, Sac Silty Clay Loam and Steinauer Clay Loam.  Average CSR is 55.

LEGAL DESCRIPTION:

SE ¼ (except parcel “A” 4 acres of acreage) in Section 14, Garfield Township 96 North, Range 47 West of the 5th P.M.  Subject to public roads and easements of record.

REAL ESTATE TAXES:
