 Legal Description: 160 acres+/– located in the SW ¼ of Section 23, Centennial Plat, Township 99 North, Range 48 West, Lyon County, IA Subject to public roads and easements of record.

General Description: Selling at auction will be 160 +/– acres. According to the Lyon County FSA, this farm has 87.0 cropland tillable acres with a corn base of 52 acres and a direct yield of 107 bu and a cc yield of 107 bu. A Soybean base of 29.7 acres with a direct yield of 37 bu and a cc yield of 37 bu. The farm is classified as hel and will require an active conservation plan. The predominant soil types include: 410B2, 410C2—Moody Silty Clay Loam, 401D3—Crofton Moody Silty Clay Loam, 430—Ackmore Silty Clay Loam, 33F—Steinauer Silty Clay Loam and small portions of 910B. This farm on the tillable acres has a average corn suitability rating of approximately 51.
