Legal Description of Tract 1: The SE ¼ of Section 27-98N, Range 44W, Wheeler Twp, Lyon County, IA. subject to public roads and easements of record.
General Description: Selling will be 160+/– acres of Farmland according to the Lyon County assessor. According to the Lyon County FSA, this farm contains 155.5 tillable acres. This farm has an average CSR rating of 54.3. This farm is classified as non-HEL. The predominant soil types are: 878B2, 878B, 878C2-Ocheyedan loam, 577B-Everly loam, 174B, 174C2, 174D2–Bolan loam, 133-Colo silty clay, 27B-Terril loam, 310B-Galva silty clay loam, 486-Davis loam, 91, 91B-Primghar silty clay loam and 785-Spilco. Possession: Possession will be March 1, 2012 – due to the current farm lease.
TERMS: Purchaser(s) will be required to pay a non-refundable 10% of the purchase price immediately following the auction and also agree to enter into a purchase agreement with the remaining balance due and payable on closing day November 30, 2011 when the buyer shall receive a clear and merchantable title to the property.
