If the buyer of the acreage site does not exercise the option to buy the 3.64 acres –the 3.64 acres will be sold with the farmland for the same price per acre that the farmland was sold for
Real Estate Taxes: According to the Lyon County Treasurer, the current net Real Estate taxes on the farmland and acreage site are combined and are approximately $5224.00 per year. Seller will pay all real estate taxes which would become delinquent if not paid by Sept. 30, 2016, as well as all prior taxes.
Possession of Farmland/Acreage site: Possession of the Farmland will be given on March 1, 2016 and possession of the acreage will be closing day Dec. 11, 2015.
Terms: Purchaser(s) will be required to pay a non-refundable 15% of the purchase price immediately following the auction on the farmland and $25,000.00 non refundable down payment on the acreage site and also agree to enter into a purchase agreements with the remaining balances due and payable on closing day on or before December 11, 2015 when the buyer shall receive a clear and merchantable titles to the properties. This farm is being sold as is as a cash sale with no finance contingencies.
