Containing 52.13 acres.

Method of Sale: Tract 1 will be offered as 52.13 acres +/– and the bid held, then Tract 2-20.17+/–acres and the bid held. Then Tract 3 which will be a combination of Tracts 1 & 2. The land will be sold in the method which attains the highest value. If buyers desire boundaries to be verified, seller will pay for boundary survey. A new field driveway installation for access to either parcel will be the responsibility of the buyer(s)
Taxes: According to the Lyon County Treasurer, the current Real Estate Taxes are approximately $812.00 per year on Tract 1, $294.00 on Tract 2. Seller will pay the 2010 taxes due and payable in the Spring and Fall installments of 2011.
Possession: Possession of the farmland will be March 1, 2011 due to current farm lease.
