We will sell the following land at public auction at the Tract 3 land site located from Bridgewater SD 3 ½ miles north on 435th Ave and 1 mile east on 261st St.

Tract 3: Located in Emery Township.  Legal Description: NW¼ 31-102-55 McCook County SD, 154.76 +/- acres.   Located from Bridgewater SD, 3 ½ miles north on 435th Ave and 1 east on 261st St.  According to FSA there is approximately 144.43 acres of cropland with a 45.2 acre corn base / 74 bushel direct yield / 143 bushel CC yield and a 84.3 acre soybean base / 33 bushel direct yield / 39 bushel CC yield. This tract includes an older building site, trees and pasture.  Predominate soil is Crossplain-Clarno Complex.  County soil rating .781. According to Surety/AgriData the tract has an overall productivity index of 75.8. Tract 4: Located in Jefferson Township.  Legal Description: SE¼ NE¼ 36-102-56 McCook County SD, 40.0 +/- acres.   Located from Bridgewater SD, 3 ½ miles north on 435th Ave, 1 east on 261st St and ¼ south on 436thAve..  According to FSA the property contains no cropland.  Predominate soils include Crossplain-Clarno Complex and Clarno Davison Loams.  This tract is currently in grass however has the potential for a significant portion to be developed as farm land.  County soil rating .749.  According to Surety/AgriData the tract has an overall productivity index of 68.1. Taxes: $745.22.
