Farm Location: From Hudson SD take County Rd #152 1 mile west following curve & continuing 3 miles south to 297th St. Then go ½ mile east on 297th St. and ½ mile north on 487th Ave. to beginning of farm. Signs will be posted.

 

General Description: Selling will be an all inside 84.15-acre tract of unimproved farmland. This property lies east of, and adjacent to, the Sioux River ethanol plant. The farm is enrolled in the Farm Program, containing 80.3 crop land acres, a corn base of 63 acres, a soybean base of 14.1 acres, and a wheat base of 2.9 acres. The direct yield on corn is 100bu with a cc yield of 146bu. The direct soybean yield is 34 bu with a counter-cyclical yield of 40 bu. The direct yield on wheat is 44 bu with a counter cyclical yield of 30 bu. Primary soil types are Graceville & Dempster Silty clay loam, with smaller amounts of Delmont & Talmo. The average productivity index is 76.2. Topography of the farm is generally level and has been well maintained~ located in an area with prominent availability of grain marketing options.

 

Legal Description: That part of the Northeast Quarter (NE ¼) of Section Thirty-five(35), Township Ninety-six (96) North, Range Forty-eight(48), West of the 5th PM, lying east of the right-of-way of the Chicago, Milwaukee, St. Paul & Pacific railway, containing 74.15 acres, M/L; and the South Ten acres (S10A) M/L of Lot (L2) in the Northwest Quarter (NW ¼) of Section Thirty-six(36), Township Ninety-six(96) North, Range Forty-eight(48) West of the 5th PM, Lincoln County, South Dakota, subject to covenants and easements of record.

 

Method of Sale: The farm will be sold as one unit, with final bid multiplied by 84.15 acres.

 

Real estate Taxes: Sellers will pay all 2012 real estate taxes which would become delinquent if not paid by April 30 & October 31, 2013, as well as all prior taxes. The current net real estate taxes for the unimproved farmland are $764.90/year.

 

Terms: Non-refundable 15% down-payment day of auction, with balance due on or before Dec. 4, 2012, at which time possession will be granted. This farm offered as a cash transaction and not subject to any financing contingencies. Owners title insurance policy & closing agent’s fee will be split 50/50 between seller & buyer. Buyer(s) will be required to execute written agreement specifying these terms the day of auction. Sale subject to owner’s confirmation.

 

Possession: Possession will be granted at closing, December 4, 2012. Fall tillage will be permissible after auction.
