Legal Description: The NE ¼ Section 36, Twp 95N, Range 46W, Sioux County, IA. –subject to public roads and easements of record.

General Description: Selling will be 160+/– acres of Farmland- according to the Sioux County assessor. According to the Sioux County FSA, this farm contains 150.43 tillable acres and also has 4.7 acres of CRP along the waterway with an annual payment of $1008.00-(enrolled until 2019). This farm has high producing soils with an average CSR rating of 62.2. The predominant soil types are: 310B, 310B2, 310C2, 810B2-Galva silty clay loam, 133-Colo, 8B-Judson silty clay loam, 11B-Radford Judson complex, 31-Afton silty clay loam and 91B-Primghar silty clay loam. This farm has a corn base of 114.3 acres with a direct yield of 114 and cc yield of 114bu. This farm has a soybean base of 36.1 acres with a direct yield of 42 and cc yield of 42 bu. This farm is not currently enrolled in the acre program. The majority of this farm is non-hel; however there is a small percentage that is hel. Possession: Possession will be when the current crops are harvested.

TERMS: Purchaser(s) will be required to pay a non-refundable 10% of the purchase price immediately following the auction and also agree to enter into a purchase agreement with the remaining balance due and payable on closing day December 9, 2011 when the buyer shall receive a clear and merchantable title to the property. This farm is being sold as is as a cash sale with no finance contingencies.
