GENERAL DESCRIPTION:
Selling will be 40 surveyed acres of farmland. According to Union County F.S.A. there is 39 acres of cropland with a corn base of 31.9 acres and a Direct Tract Yield/CC Yield of 87 bushels. Soybean base of 7.1 acres with a Direct Tract yield and CC Tract yield of 35 bushels. Land is classified HEL with a conservation plan of push-up terraces. Soil types are Crofton-Nora Silt Loams, Moody-Nora Silty Clay Loam, Moody Silty Clay Loam and Alcester Silty loam. The land carries a one building eligibility.
LEGAL DESCRIPTION:
The Northeast ¼ of the Northwest ¼ of Section 14, Township 95 North, Range 49 West, 5th P.M. Union County, SD. Subject to easements and restriction of record.
TAXES:
Sellers will pay the 2008 real estate tax due & payable in Spring of 2009. Present real estate taxes are $780.30

METHOD OF SALE: 40 acres will be sold as one unit.
NOTE:
Sellers of this land have made this tract of land very productive. Fall of 2005 farm was grid sampled in 1/2 acre grids and variable rate phosphorous, potassium and zinc was applied in 2005 and again in 2007. No additional P, K or Zinc is needed for this coming crop season. Fall of 2006-60.88 tons of lime was applied. Spring of 2007 ammonium sulfate 21-0-0-24 was applied variable rate. Fall of 2007-900 feet of drain tile was installed with inlet positioned between 2 pushup terraces. Fall of 2008 a small farmable terrace was installed. This Fall soybeans yield 54 bushels per acre. TERMS:
Purchaser (s) will be required to pay a non-refundable 10% of the purchase price immediately following the auction and also enter into a purchase agreement with the remaining balance due and payable on December 22, 2008 when the buyer shall receive a clear and merchantable title to the property. Cost of title insurance for owner’s policy in the amount of sale price to be shared 50/50 between buyer and seller.
The farm is being sold as is as a cash sale with no finance contingencies.
