Legal Description: The NW ¼ except Lot 1 in Section 20, Twp 99N, Range 45W of the 5th P.M. Rock Twp., Lyon County, IA. subject to public roads and easements of record.

General Description: This highly productive high quality 151.01 acres tract of farmland has according to the Lyon County FSA approx. 145.3 acres of tillable land with the balance in short Creek, road and ditch. The land has a corn base of 83.7 acres with a direct and cc yield of 113 bu. There is a soybean base of 59.7 acres with a direct and cc yield of 40bu. The predominant soil types include: 410B, 410B2, 410C2, 890B, 890B2, 890C2-Moody, 910, 910B-Trent, 92-Marcus, 430-Ackmore and 411B-Egan. This farm has an average CSR rating of 63.6. The land is classified as non-hel and is enrolled in the acre program.

Taxes: The current real estate taxes according to the Lyon County Treasurer are approx. $3646.00 per year. Sellers will pay real estate taxes through the fiscal year ending June 30, 2012 and taxes payable in Sept. 2013 for taxes through Dec. 31, 2012.
