GENERAL DESCRIPTION: 146.81 surveyed acres of farmland lying west and adjacent to Highway 75.  This tract has the location for developers, investors, contractors and entrepreneurs, as well as for cropland.

Estimates from Lyon County F.S.A. shows 142.4 acres of cropland with 71.5 acres corn base, direct yield of 109 bushels and CC yield of 140 bushels.70.9 soybean base, direct yield of 37 bushels and CC yield of 44 bushels.  Presently the Northwest corner of this tract shows HEL with a conservation plan of grassed waterway, contour farming, crop rotation, field border and conservation tillage.  Soil types are Moody Silty Clay Loam associated with Egan Silty Clay Loam and Marcus Silty Clay Loam.  Estimated C.S.R. average is 61. 

LEGAL DESCRIPTION:  Parcel C and  Parcel D of the SE ¼ of Section 5, Rock Township 99 North, Range 45 West of the 5th P.M.  Lyon County, IA. Subject to public road and easements of record.

REAL ESTATE TAXES:  Sellers will pay the 2007 real estate taxes that are due and payable in the Spring and Fall installments of 2008.  Current real estate taxes are $2,312.00 for a full year.
