Selling will be 144.18 surveyed acres of inside farmland. 6 acres lie East of the railroad track and 138.18 acres lying West of the Railroad tract. According to the Lyon County FSA this farm contains 143.9 acres of cropland with a corn base of 36.1 acres with a direct yield of 87 bushels and a cc yield of 108 bushels. Soybean base of 107.8 acres with a direct yield of 35 bushels and a cc yield of 42 bushels. Land is classified as Non-HEL and contains no wet lands. Estimated average C.S.R. is 67. Soil types are mainly Benclare Silty Clay Loam associated with Dempster Silt Loam. This farm lies very level and appears to be well managed and is in a good state of productivity.

Terms: Purchaser(s) will be required to pay a non-refundable 10% of the purchase price immediately following the auction and also enter into a purchase agreement with the remaining balance due and payable on closing day December 11, 2008 when the buyer shall receive a clear and merchantable title to the property.
