LEGAL DESCRIPTION: The SE ¼ of Section 23, Township 100 North, Range 46 West of the 5th P.M., Lyon County, Iowa, except the NE ¼ of SE ¼ and except Lot 1.

GENERAL DESCRIPTION: This highly productive 120 +/-acre tract of farmland would make an excellent opportunity. According to the Lyon County FSA, this farm has 116.3 tillable acres with the balance in road and ditch, and waterway. This farm has a corn base of 53 acres with a direct yield of 104 bu and a cc yield of 123 bu. Also, this tract of land has a soybean base of 51.4 acres with a direct yield of 34 bu and cc yield of 40 bu. The predominant soil types include 411B, 411B2 Egan silty clay, 910,910B Trent  silty clay loam, a small portion of 31 Afton, and a small portion of 733 Calco. This farm is classified as non-hel. This farm has some tile along waterway.
