We will sell the following real estate at public auction at the landsite located from Alcester, SD, 3 miles north on SD Hwy 11.

Auctioneer’s Note: Land buyers, if you are looking to expand your current farming operation, purchase land or an income producing hog finishing unit as an investment, be sure to attend this auction! This tract of land is located in the rolling hills north of Alcester, SD, approximately 9 miles from the Iowa-South Dakota border, near ethanol plant and grain elevators. The land is in a corn/soybean rotation and is available to the new owner for the 2020 crop year.

Tract 1: Great income producing property that features a 2400 head hog finishing unit on approximately 3 acres. The building was constructed in 2005 with 1200 pigs per side, 4-13 ton Hog Slat bulk bins, dry feeders, water cups, rural water, 2-1000 gallon propane tanks (rented).This property has a hog contract that will expire Nov/2020 and will be available for a new contract after this date. Tract 2: 134 +/- Acres, land to be surveyed and paid for by the seller. Approximately 120 acres had hog manure applied last fall.The farm has a corn/soybean base combined with adjoining farmland with a 138 bushel corn PLC yield and a 40 bushel soybean PLC yield. This farm will be reconstituted after survey has been completed. County soil rating of .762. According to Surety/AgriData the land has a productivity rating of 70.1. TERMS: 15 % nonrefundable down payment the day of the auction with balance due at closing on or before May 8, 2020. Possession to be given at closing, however upon making the nonrefundable down payment, the buyer may begin field work for the 2020 crop year. Failure to close, as per terms of the purchase agreement, shall result in forfeiture of the down payment, work performed and inputs. Land to be surveyed and paid for by the seller Title insurance and closing costs split 50/50 between buyer and seller. 2019 taxes due in 2020 to be paid by the seller. 2020 taxes due in 2021 to be paid by the buyer.
