As we are doing a 1031 land exchange we will offer for sale at public auction our farmland near Trosky, MN. Farmland will be offered in 2 separate tracts. Auction will conducted at the land site located from Trosky, Mn 3 miles south on US Highway 75 & 110th Ave. or from Edgerton, MN. 1 ½ mile south and 5 miles west on Co. Highway 1.
TRACT 1
LEGAL DESCRIPTION: SW ¼ of Section 34, Township 105, Range 45-Elmer Township, Pipestone` Co. MN.
GENERAL DESCRIPTION: Tract 1 is a 159.82 +/- acre tract that consists of 150.72 acres of tillable acres and 9.01 acres of roadway and ditches. According to Pipestone Co. Assessors Office this tract has a CER rating of 70.7. Predominate soil types are Splitrock silty clay loam, Ransom silty clay loam and Rushmore silty clay loam.
TRACT 2
LEGAL DESCRIPTION: NW ¼ of Section 34, Township 105, Range 45, Less 5.97 acre tract. Elmer Township, Pipestone Co. MN.
GENERAL DESCRIPTION: Tract 2 is a productive 154.03 +/- acre tract that consists of 150.33 tillable acres and 3.7 acres of roadway and ditches. According to the Pipestone Co Assessors Office this tract has a CER rating of 66.29. Predominate soil types are Kranzburg-Brookings, Splitrock silty clay loam, Brookings silty clay loam and Hidewood-Badger.
CORN/SOYBEAN BASE & YIELD: The average of the 2 tracts corn base is 149.8.3 acres and Direct Yield of 85 bu. and CC Yield of 129 bu. Soybean base of 146.0 acres and Direct Yield of 35 bu. And a CC Yield of 42 bu.
TAXES: Taxes due and payable in 2013 were $6846.00
POSSESSION: Land will be available for the 2014 crop year with possession given on April 25, 2014
TERMS: 10% down (non-refundable) immediately after auction. Buyer will be required to sign a purchase agreement at time of auction with the balance due and payable on or before April 25, 2014 when a clear and marketable title and warranty deed will be delivered to the buyer.
