Abbreviated Legal Description – Parcel A located in the SE ¼ of Section 36-Twp 96N, Range 44W of the 5th P.M., Capel Twp, Sioux County, IA. –Subject to public roads and any/all easements of record.

General description: According to the recent survey, this property contains 120.76 gross acres. According to Sioux County FSA, this farm contains approximately 117

tillable acres with the balance in road/ditch and waterway. (Note: FSA will do a recon with the new buyer after purchase). This farm has a corn base and soybean base combined with adjoining farm with a PLC yield of 186 bu. on corn and PLC yield of 55 bu. on soybeans.  This farm is in the ARC County Farm Program. This farm has road on two sides. This farm is classified as non-highly erodible. The predominant soil types include: 310, 310B2, 310B-Galva, 91-Primghar, 92-Marcus, 31-Afton, 133-Colo and 733-Calco.  The average CSR2 is 96.4 and the average CSR1 is 71.9. This farm appears to have a good state of productivity and is well managed. This farm is nearly all tillable and has some drainage tile.
