Auctioneers Note:  Don’t miss this opportunity to expand your farming operation in South East South Dakota’s prime agricultural region.  This rent auction will provide a 3-year lease to the successful bidders.  The auction will be conducted by sealed bids and will close March 15th, 2019, at 6 P.M.  The successful bidder will be notified on March 18th, 2019.  The property will be offered in three tracts.  Tract 1 will consist of 4 parcels of land totaling 429.53 acres.  Tract 2 consist of 4 parcels of land totaling 624.7 acres.  Tract 3 will be a Bin site with 180,000 bu. of storage plus a grain leg, wet bin, and grain dryer.  Tract 3 will also be rented on a 3-year lease.  Tracts 1 &2 will not be combined.  Cash rent offers need to be mailed to Westra Atkins Land and Auction located at 46745 288th Street, Centerville, SD, 57014 and must be received no later than March 15th,2019, at 6:00 P.M.

The following are descriptions of the property being leased.  Acres are based on tillable acres obtained from the Lincoln County FSA office.

Tract 1:  429.53 acres

Parcel 1:  NE ¼ 17-99-50 Lincoln County, SD 97.7 acres.  According to the FSA, there are 97.7 acres of cropland, 55.6 acre corn base with a PLC yield of 83 bu. and 42.1 acre bean base with a PLC yield of 29 bu.  Soil rating .821.  According to Surety/Agridata, the land has a productivity rating of 79.5 and predominate soils include Egan-Chancellor silty clay loams, Wentworth-Chancellor silty clay loams 0-2 percent, and Wentworth silty clay loams 0-2 percent.

Parcel 2:  NW ¼ 12-99-51 Lincoln County, SD, 113.23 acres.  According to the FSA, there are 113.23 acres of cropland, 63.27 acre corn base with a PLC yield of 63.27 bu. and 48.81 acre bean base with a PLC yield of 43 bu.  Soil rating .827.  According to Surety/Agridata, the land has a productivity rating of 79.4 and predominate soils include Eagan silty clay loams 3-6 percent, Wentworth Chancellor silty clay loams 0-2 percent slope.

Parcel 3: S ½ NE ¼ 11-99-51 Lincoln County, SD, 76.7 acres.  According to the FSA, there are 76.7 acres of cropland, 42.64 acre corn base with a PLC yield of 137 bu. and a 34.06 acre bean base with a PLC yield of 43 bu.  Soil Rating .781.  According to Surety/Agridata, the land has a productivity rating of 79.5 and predominate soils include Eagan Chancellor complex 2-6%, Huntimer silty clay loam 0-2 percent slope.

Parcel 4:  NW ¼ 13-99-51 Lincoln County, SD, 141.9 acres.  According to the FSA,  there are 141.9 acres of cropland, 106.42 acre corn base with a PLC yield of 121 bu. and a 35.47 acre bean base with a PLC yield of 33 bu.  Soil rating .876.  According to Surety/Agridata the land has a productivity rating of 81.4 and predominate soils include Wentworth Chancellor silty clay loams 0-2 percent, Eagan silty clay loams 3-6 percent slope.

Tract 3

Description:  Bin site located 2 miles North, 1 mile west of Lennox, SD.  This site includes use of four-45,800 bu. bins, one-11,800 bu. wet bin, a grain leg, and a grain dryer with 900 bu./hr. capacity.  The grain bins feature temperature cables with AD-Link Monitoring Systems with mobile access and notification.

Terms:  All bids must be received by March 15th, 2019, to Westra Atkins Land and Auction 46745 288th Street, Centerville, SD, 57014.  Tracts 1 and 2 will be total tillable acres times the rent, per acre, per year.  Land rent will be paid in one payment by April 1st for the 2019 crop year.  Payments for 2020 and 2021 will be paid March 1st subject to the lease.  Tract 3 rent payments will be made by September 1st of the current crop year subject to the lease.  Tract 3 rental rate will be based on total money for the use of the bin site.  For complete terms refer to the leases.  The acres in these properties are based on acres stated by the FSA, with acres to be understood to be “more or less”.  Every effort has been made to ensure the accuracy of the information herein, but is not guaranteed.  All prospective tenants are encouraged to inspect the properties and verify all data provided.  Real Estate licensees are agents for the seller.
