Tract 3 is located ¼ mile South of the intersection of 276th street and 478th avenue, or from Harrisburg, 2 miles east on County #110 and 3 ½ miles south on SD Hwy 11. This tract has a hard surface road on the west side and includes 1 housing eligibility. There is a 12 inch main tile running just inside of the east edge of the property however the buyer cannot tie lateral tile into that line without reaching an agreement with other neighboring landowners.  The FSA estimates there is 74.0 acres of cropland with a 35.8 acre corn base with a PLC yield of 113 bu. and 38.2 acre soybean base with a PLC yield of 34 bu. There is no tile on this property.  There is a culvert/drainpipe located in the southeast corner of the property that is not currently authorized for use in future tiling.  The FSA estimates there is currently 148.2 acres of cropland with a 72.9 acre corn base with a PLC yield of 113 bu. and 74.8 acre soybean base with a PLC yield of 34 bu. and will be reconstituted after survey of acreage is complete. The FSA estimates there is 139.2 acres of cropland with a 70.2 acre corn base with a PLC yield of 105 bu. and 69.0 acre soybean base with a PLC yield of 33 bu. Soil rating: 0.726. According to Surety/Agridata the land has a productivity rating of 70.8 and predominate soils include: Egan­Shindler complex, 2 to 6 percent slopes & Huntimer silty clay loam, 0 to 2 percent slopes. TERMS:  15% nonrefundable down payment the day of the auction with balance due at closing on or before May 3rd, 2018. Possession to be given at closing, however upon making the nonrefundable down payment, the buyer may begin field work for the 2018 crop year.  Failure to close, as per the terms of the purchase agreement, shall result in forfeiture of the down payment and work performed. At closing, the buyer of each tract shall also pay for fall tillage that was completed on each tract purchased.  That amount is listed in the description of each tract.  Title insurance and closing costs split 50/50 between buyer and seller. 2017 taxes due in 2018 to be paid by the seller.  2018 taxes due in 2019 to be paid by the buyer.  The acres in these tracts are based on acres stated in the county tax records with acres to be understood to be “more or less”. The sellers do not warranty or guarantee that the existing fences lie on the true and correct boundary and new fencing, if any, will be the responsibility of the purchaser pursuant to SD statutes.
