Tract 5: Legal Description: NW ¼ SW ¼, 5-94-49, Union County SD, 40 +/- acres.  Located from the Alcester Steak House, 2 miles west on 302^nd St and 1 ½ miles south on 477^th Ave.  According to FSA there are 29.6 acres of cropland with a 10.6 acre corn base / 83 bushel direct yield / 114 bushel CC yield and a 12.2 acre soybean base / 30 bushel direct yield / 36 bushel CC yield. Predominate soils include Crofton-Nora eroded, Calco.  Soil rating .535.  According to Surety/AgriData the non water portion of the tract has an overall productivity index of 57.2.  The land is currently in a corn/soybean rotation. TERMS: 10% nonrefundable down payment day of sale with the balance due at closing on or before March 23, 2012.
