GENERAL DESCRIPTION: Selling will be inside 160 acres of farmland. Lyon County F.S.A. estimates 155 acres of cropland with a 77.3 acres corn base. Direct Yield of 92 bushels and CC Yield of 138 bushels. Soybean base of 77.2 acres with a Direct Yield of 31 bushels and a CC Yield of 37 bushels. Land is Classified as non HEL, no wetlands and no CRP acres. Estimated average CSR is 53. Soil types consist of Dempster, Galva, Kennebec, Cylinder, Ocheyeden, Dickman and Bolan.
LEGAL DESCRIPTION: SW ¼ of Section 21, Riverside Township 100 North, Range 45 West of the 5th P.M. Lyon County, Iowa. Subject to public roads and easements of record. Rural Water has an easement on the West side of the land and also there is an easement in the SW corner for the neighbor to go in and out for his farming.
TAXES: According to the Lyon County Treasurer, the current Real Estate Taxes are approximately $1876.00 per year. Seller will pay the 2008 taxes due and payable in the Spring and Fall installment of 2009.
POSSESSION: Possession of 160 acres will be given to the buyer(s) on March 1, 2009 due to current farm lease.
TERMS: Purchaser(s) will be required to pay a non-refundable 10% of the purchase price immediately following the auction and also enter into a purchase agreement with the remaining balance due and payable on or before April 1, 2009 when the buyer shall receive a clear and merchantable title to the property. The farm is being sold as is as a cash sale with no finance contingencies.
