Method of Sale: Farmland will be sold with the final bid price x final gross surveyed acres. Auction will be held at the site of Tract 1. Tracts will be sold in the choice method with the first successful bidder given choice of either tract. The first successful bidder will only be allowed to select 1 of the tracts. After the first suc-cessful bidder selects the tract of their choice then the remaining tract will be sold.

 

Taxes: The current Real Estate Taxes according to the Rock County Treasurer are approx. $3,536.00 per year on Tract 1 and approx. $3,130.24 per year on Tract 2. Seller will pay the 2020 taxes which are due and the buyer will be responsible for the 2021 taxes and beyond.

 

Possession: Full Possession will on March 1, 2021 due to current lease.

 

Terms: Purchaser (s) will be required to pay a non-refundable 15 % of the purchase price as earnest money deposit which will be payable to the Eisma & Eisma Law Office’s Trust Account, and also agree to enter into a purchase agreement with the remaining balance due and payable on closing day on or before January 26, 2021.
