GENERAL DESCRIPTION: Selling will be 158.49 surveyed acres of farmland. Sioux County FSA estimated 154.1 acres of cropland. Corn base of 104.4 acres with a direct yield and CC yield of 103 bushels. Soybean base of 49.3 acres with a direct yield and a CC yield of 40 bushels per acre. Land is classified as Non-Hel however in 1967 and 1982 workable terraces were put in. Main soil type is Galva Silty Clay loam associated with Ely Silty Clay loam and Primghar Silty Clay loam. The weighted average CSR is 63.
LEGAL DESCRIPTION: Parcel B in Fractional W ½ of Section 18, Plato Township 96 North, Range 46 West of the 5th P.M. Sioux County, Iowa. Subject to Public roads and easements of record.
REAL ESTATE TAXES: According to the Sioux County Treasurer, the current real estate taxes are $2710.00 per year. Seller will pay the 2008 taxes due and payable in the Spring and Fall installments of 2009.

METHOD OF SALE: 158.49 acres will be sold as one unit.
TERMS: Purchaser(s) will be required to pay a non-refundable 10% of the purchase price immediately following the auction and also enter into a purchase agreement with the remaining balance due and payable on closing day December 31, 2008 when the buyer shall receive a clear and merchantable title to the property. The farm is being sold as is as a cash sale with no finance contingencies.
