General Description: According to the survey this tract of farmland contains 89.41 acres and 73.55 tillable farmland acres and 15.56 acres of pasture with the balance in road/ditch.  This farm has a corn base of 35.70 acres with a PLC yield of 152bu on corn and a soybean base of 25 acres with a PLC yield of 45 bu on soybeans. This farm is classified predominantly as non HEL with only 5.85 acres classified as hel. The predominant soil types on the tillable acres include: 410B, 410C2, 410D2-Moody, 878B, 878d2-Ocheydan, 174B, 174C2-Bolan, 910B-Trent, 486-Davis and 430-Ackmore. Possession: will be on March 1, 2019 due to current farm lease.

Terms: Purchaser(s) will be required to pay a non-refundable 15 % of the purchase price as earnest money deposit, and also agree to enter into a purchase agreement with the remaining balance due and payable on closing day on or before January 9, 2019 when the buyer shall receive a clear and merchantable title to the property.
