As the sellers have purchased other farmland near their farming operation and are doing a 1031 tax deferred exchange, we are offering at Public Auction this outstanding opportunity to purchase some Union County, SD farmland located near Alcester, SD. This property has very attractive terms for the buyer with the opportunity to purchase the land and farm in the Spring of 2015.

Legal Description: The E ½ of the NE ¼ of Section 19 and the W ½ of the NW ¼ of Section 20, Twp 95N, Range 49W of the 5th P.M. Union County, South Dakota.—subject to all public roads and any and all easements of record.

General Description:  According to the Union County Assessor, this tract of land contains 160 gross acres. According to Union County FSA this tract of land contains 157.6 tillable acres with the balance in waterway and road and ditch. The predominant soil types include: CA-Calco, CnD2-Crofton-Nora, Aa-Alcester, McB-Moody and Ma-McPaul. The soil rating on the East 80 is .553 and the West 80 is .465. This farm has a corn base of 121.2 acres and a direct yield and cc yield of 106 bu. This farm has a soybean base of 36.3 acres and a direct and cc yield of 38bu. This farm is classified Non-HEL. This farm is a very desirable tract as it has long 1/2 mile rows. This farm has approx. 16,000 feet of tile installed. Most of the tile was installed in 1998 and 2011. This farm has been a good producer and has great average yields with a proven corn APH of 157 bu. per acre and a proven soybean APH of 48 bu. per acre. This farm has had fertilizer applied for corn for the 2015 crop year and buyer will be required to reimburse current tenants $21,303.06 at signing of purchase agreement. TERMS: 15% nonrefundable down payment day of sale on the farmland, with the balance due at closing on or before June 10, 2015. Title insurance and closing costs split 50/50 between buyer and seller. 2014 taxes due in 2015 to be paid by the seller. 2015 taxes due in 2016 to be paid by the buyer. Buyer agrees to pay for acres times the price bid per acre with acres to be understood to be “more or less”. The sellers do not warranty or guarantee that the existing fences lie on the true and correct boundary and new fencing, if any, will be the responsibility of the purchaser pursuant to SD statutes.
