GENERAL DESCRIPTION: Selling will be 131.15 surveyed acres of farmland with 127.96 cropland and waterway. Estimates from Lyon County FSA show about 125.2 acres of cropland with corn base of 62.1 acres with 96 bushel Direct Yield and 140 bushels CC yield. Soybean base of 62.1 acres with a Direct yield of 37 bushels and a cc yield of 44 bushels. Farmland is classified as HEL with a conservation plan of crop rotation, contour farming and workable –pushup terraces. The weighted average CSR is 61. Soil types consist of Moody Silty Clay Loam, Marcus Silty Clay Loam, Trent Silty Clay Loam and Egan Silty Clay Loam.
LEGAL DESCRIPTION: Fractional NW ¼ (except parcel C) Section 30, Rock Township 99 North, Range 45 West of the 5th P.M. Lyon County, Iowa. Subject to public roads and easements of record.
TAXES: According to the Lyon County Treasurer, the current Real Estate Taxes are approximately $1948.00 per year. Seller will pay the 2008 taxes due and payable in the Spring and Fall installments of 2009.
POSSESSION: Possession of 131.15 acres will be given to the buyer(s) on March 1, 2009 due to current farm lease.
METHOD OF SALE: 131.15 +/– acres will be sold as one unit.
TERMS: Purchaser(s) will be required to pay a non-refundable 10% of the purchase price immediately following the auction and also enter into a purchase agreement with the remaining balance due and payable on closing day February 26, 2009 when the buyer shall receive a clear and merchantable title to the property.
