LEGAL DESCRIPTION: The south 100 acres of the NW Fractional ¼ of Section 3, Garfield Township, Township 98 North, Range 45 West of the 5th P.M. Lyon County, Iowa, subject to Public roads and easements of record.
GENERAL DESCRIPTION: The survey and assessor show 100 acres of farmland with 1.25 acres of road right of way. The Lyon County FSA shows 93.6 acres of cropland with a 57.5 acre corn base with a direct yield of 92 and a cc yield of 142, a soybean base of 24.2 with a direct yield of 43 and a cc yield of 51, an Oat base of 4.8 with a direct yield of 69 and a cc yield of 55. The land is classified as hel with a conservation plan of contoured farming, crop rotation, field border and grass waterway. The predominant soil types of this farm include 310B and 310C2– Galva Silty Clay loam, 91B—Primghar Silty clay loam, 878C2—Ocheyedan Loam and a small portion of 77D2—Sac Silty Clay loam.
