Legal Description: The N ½ of the NE ¼ of Section 30, Virginia North, Township 95 North, Range 48 West, Union County, South Dakota, subject to public roads and easements of record and the W ½ of the NW ¼ of Section 29, Virginia North, Township 95 North, Range 48 West, Union County, South Dakota, subject to Public roads and easements of record, except Kratochvil Tract 1.
General Description: This farm contains 139.86 gross acres and 135.5 tillable acres with the balance in road, waterways and terraces. Land is classified as hel and has push up terraces and workable terraces and has road on one side. This farm has a soil class rating of .721 on the 80 acre portion and .625 on 59.85 portion with the predominant soil types including Alcester, Crofton Nora, Moody, Moody Nora and Shindler. Terms: Purchaser(s) will be required to pay a non-refundable 10% of the purchase price immediately following the auction and also enter into a purchase agreement with the remaining balance due and payable on closing day on or before December 4, 2009 when the buyer shall receive a clear and merchantable title to the property.
