Possession: Possession will be December 31, 2011, due to the current farm lease.

TERMS: Purchaser(s) will be required to pay a non-refundable 10% of the purchase price immediately following the auction and also agree to enter into a purchase agreement with the remaining balance due and payable on closing day Dec. 2, 2011 when the buyer shall receive a clear and merchantable title to the property.
