Auctioneer’s Note: Location! Location! Location! 1 ½ miles northeast of Lennox, SD and 11 ½ miles southwest of Sioux Falls, SD, near ethanol plants, grain elevators and hard surface roads. The land will be offered in multiple tracts including acreage sites with housing eligibilities and farmland. The land is in a corn/soybean rotation and is available to the new owner for the 2021 crop year. AgriData/Surety productivity rating of 70.6 and a county soil rating of .764. According to the FSA there is 140.3 acres of cropland, 75.8 acre corn base/91 bushel PLC yield, 52.7 acre soybean base/29 bushel PLC yield. The land will be offered in 4 Tracts:

Tract 1: 5 acres with building eligibility.

Tract 2: 4 acres with building eligibility.

Tract 3: 134.47 acres farmland/building eligibility.

Tract 4: Combination of Tracts 1, 2, 3

TERMS: 15 % nonrefundable down payment the day of the auction with balance due at closing on or before May 17, 2021. Possession to be given at closing, however upon making the nonrefundable down payment, the buyer may begin field work for the 2021 crop year. Failure to close, as per terms of the purchase agreement, shall result in forfeiture of the down payment, work performed and inputs. Acreage sites to be surveyed and paid for by the seller and no survey will be done if it is bought as Tract 4. Title insurance and closing costs split 50/50 between buyer and seller. 2020 taxes due in 2021 to be paid by the seller. 2021 taxes due in 2022 to be paid by the buyer on the farmland and acreage sites will be prorated to closing date. The sellers do not warranty or guarantee that the existing fences lie on the true and correct boundary and new fencing, if any, will be the responsibility of the purchaser pursuant to SD statutes.
