Taxes: The current Real Estate Taxes according to the Lyon County Treasurer are approx. $3,517.80 per year on Tract 1 and approx. $1,270.80 per year on Tract 2. Seller will pay the 2020 taxes which are due and payable in March and Sept of 2021.
Possession: Landlord possession will be on closing day. Full possession will be on March 1, 2022. Property is currently leased for the 2021 crop year. Buyer will receive the current rent for the farm at closing. The rent on tract 1 will also be subsidized by the current owner.
