Method of Sale: Farmland will be sold with the final bid price x final gross surveyed acres. Auction will be held at the site of Tract 1. Tracts will be sold in the order listed and will not be combined in any way.
Taxes: The current Real Estate Taxes according to the Rock County Treasurer are approx. $2,136.00 per year on Tract 1, approx. $4,460.00 Per year on Tract 2 and approx. $3,010.00 Per year on Tract 3. Seller will pay the 2020 taxes which are due and the buyer will be responsible for the 2021 taxes and beyond.
Possession: Full Possession will on March 1, 2021 due to current lease.
Terms: Purchaser (s) will be required to pay a non-refundable 15 % of the purchase price as earnest money deposit which will be payable to the Vander Kooi Law Office’s Trust Account, and also agree to enter into a purchase agreement with the remaining balance due and payable on closing day on or before December 23, 2020. Seller will provide marketable title to the property. Seller will provide abstracts if an abstract is desired by the buyer or if title insurance is used, owners title insurance policy will be split 50/50 between the buyer and seller.
