We will sell the following real estate at public auction at the Tract 2 land site located from Alcester, SD Steakhouse, 5 miles south on SD Hwy 11, 1 ½ mile west on 307th St (County RD #15).
Auctioneer’s Note: Land buyers, if you are looking to expand your current farming operation or purchase land as an investment, be sure to attend this auction! This tract of land is located in the rolling hills southwest of Alcester, SD, close to the Iowa border and near ethanol plants and grain elevators. The land is in a corn/soybean rotation and is available to the new owner for the 2019 crop year. In Tracts 1 & 2 FSA estimates there is approximately 221.47 acres of cropland with a 221.4 acre corn base with a 129 bushel PLC yield. The land will be reconstituted by the FSA if the tracts are sold to different buyers. There is no Certified Wetland Determination for the tracts. Cropland fields are considered to be Highly Erodible Land (HEL) and, therefore, future owners/operators will need to farm these fields according to an approved HEL conservation compliance plan. Tract 1 is located from Alcester, SD Steakhouse, 5 miles south on SD Hwy 11, 1 mile west on 307th St, 1 mile south on 478th, and ½ mile west on 308th St. According to Surety/AgriData Tract 1 has a productivity rating of 62.8. Predominate soils include Crofton-Nora complex, 6-11 percent slopes, eroded & Moody silty clay loam, 2 to 6 percent slopes.
Tract 2: 147.65 +/-Acres: E ½ NW ¼ & W ½ NE ¼ and the following described tract of land beginning the northwest corner of the NE 1/4 SW ¼, 29-94-49, for a place of beginning, thence south one rod, thence east eighty rods, thence north one rod, thence west eighty rods to the place of beginning, less Tract 1, Richter Addition in the E ½ NW ¼ & SW ¼ NE ¼, 29-94-49, Union County, SD. According to Surety/AgriData Tract 2 has a productivity rating of 64.1. Predominate soil include Crofton-Nora complex, 6-11 percent slopes, eroded.
TERMS: 15% nonrefundable down payment the day of the auction with balance due at closing on or before Dec 14, 2018. Possession at closing subject to 2018 crop lease. Title insurance and closing costs split 50/50 between buyer and seller. 2017 taxes due in 2018 to be paid by the seller. The acres in this property are based on acres stated in the county tax records with acres to be understood to be “more or less”.
