Location: from Premier Bank in Doon, IA. go 1 blk North and then ¼ block West

Auctioneers Note: As the County has built a new shed on the North edge of Doon, IA., they will be offering their former building/property at Public Auction.

Legal Description: Lot 3 except the west 21ft. and including 15ft vacated alley lying east of lot 3 Blk 8 in the original town of Doon, Lyon County Iowa.

General Description: 20’ x 68’ wood frame building. Frame of building is covered by steel sheeting with asphalt shingled roof. The north end of the buildings has 11’5” by 15’ width overhead door with opener. The south end of the building has 11’5” by 15’ width overhead door with chain manual opener. There are 2 walk in doors on the east side of the building. This building is insulated and is heated by natural gas with radiant heat system. The entire building has concrete floor and security lights on both ends. The building is not connected to water or sewer.

Open House: Open House Viewing will be Tuesday June 25 2013 from 5:30 to 7:00 P.M.

Re Taxes: County building is exempt from Real Estate taxes so there will be no taxes prorated.

Possession: Possession will be August 12, 2013

Terms: The buyer(s) will agree to enter into purchase agreement with these terms. A $5000.00 non–refundable down payment will be due on the building immediately following the auction with balance due on closing day. Building is being sold as a cash sale with no finance contingencies. Full payment will be due and payable on closing day August 12, 2013, when clear and merchantable title will be given to the buyer(s). Building is being sold as is where is with all defects and no warranties expressed or implied. Although all information is deemed reliable all buyer(s) are encouraged to inspect the property and verify any information.  The Sale is subject to the confirmation of the sellers. Auctioneers are representing the sellers in this transaction.  Any announcements made day of auction will supersede any advertising.
