Method of sale: Offered at Public Auction will be Tract 1-78.08+/- acres, then Tract 2-71.42+/- acres. Tracts 1 and 2 will be sold final bid price x per acre. Tracts will not be combined. If one buyer purchases both Tracts the property will not be surveyed and will be sold based on acres stated. If the properties are sold separate each tract will be surveyed and sold based on surveyed acres x final bid price. Auction will be held at the site of the land.
Taxes: The current Real Estate taxes according to the Plymouth County Treasurer on Tract 1 are $2,088.64 and on Tract 2 are $1,910.49 Seller will pay the 2017 taxes which are due and payable in March and Sept of 2018.
Possession: Possession of the farmland will be on March 30, 2018.
Terms: Purchaser(s) will be required to pay a non-refundable 15 % of the purchase price as earnest money deposit, and also agree to enter into a purchase agreement with the remaining balance due and payable on closing day on or before March 30, 2018 when the buyer shall receive a clear and merchantable title to the property.
