Taxes: The current Real Estate Taxes according to the Sioux County Treasurer are approx. $1,684.00 per year on Tract 1, approx. $3,331 per year on Tract 2, approx. $2,640.00 per year on Tract 3.  Seller will pay the 2025 taxes which are due and payable in March and Sept of 2026. Taxes will be pro-rated to December 31, 2025.
