Legal Description: Parcel A in the NE1/4 of the NW1/4 of Section 12, TWP 98N, Range 42W, Osceola County, IA. Subject to all public roads and easements of record.

 

 

 

General Description: According to the survey this property consists of  6+/- gross acres. This facility currently has an attractive long term contract in place and the sale will be contingent on the contract holders approval of the buyer. This is an excellent opportunity to purchase an income producing property!  The buildings on this property consist of two 50 x 400 wean to finish hog buildings and a 20 x 40 open front building which can be used for composting. Each hog building holds approx. 2,200 head for a total site capacity of 4,400 head. All of the buildings on the property were constructed new in 2008 and the hog buildings have undergone extensive updates within the last two years. Each building is serviced by two in tandem 30 ton Valco bulk bins and 2-1,000 gallon propane tanks (the propane tanks are rented from Coop gas and oil). Each building has a Ventra Pro controller, 5 LB white propane heaters, SDI dry feeders and gruel feeders, brooder heaters and hanging nipple waterers (waterers are on a cable system to easily adjust height). Each of these buildings in 2018 had 4 new heaters installed in each building. In 2020 each of these buildings had the following improvements: all new water lines and new curtains on the South side of the buildings. In 2021 each of these buildings had the following improvements: new insulated curtains on the North side of each building with bird netting and hardware, new paneling for curtain guards, new AP curtain controllers, feeders were all rebuilt, new gating, new roofs installed (roofs had new drip stop, new 2” R board insulation and felt paper when steel was replaced), new inlets, all rafters were redone with Plywood gussets and all galvanized nails, chimney actuators and cables were all replaced, new electrical outlets, switches and thermostats, both buildings had the top roof ridge and curtain areas spray foamed and the office was completely redone and replumbed. These buildings are connected by a covered walkway. The loadout for these buildings is in between both of the buildings and is a covered concrete loadout area. In between the buildings is an office area, tool area and a mechanical room with a shower and laundry which is connected to both buildings by the covered walkway. These buildings are both partial slat with a scraper system which drains to a day pit and is then pumped into a 1.6 million gallon Slurry Store lagoon system by a 4” Houle pump with a 10HP elec motor which is set on a timer to periodically pump into the lagoon. This property is serviced by Alliant energy for elec. This property does have a well on the property which provides the water for the property. This property is also serviced by Osceola rural water as a backup for the well. This property also has a 50,000 gallon cistern with a submersible pump. The well pump and submersible pump were also both replaced in 2020. This property also has a Generac 60KW propane stationary generator on the property as a backup power source which is serviced for propane by a 250 gallon propane tank (tank is rented from Coop gas and oil). This property also has an Agri-Alert 800EZ alarm system. This property is located approx. 1/4 mile off a blacktop road and has a well established grove on the North and West side for wind protection. This property is accessed by a permanent ingress/egress access easement.
