General Description: Are you looking to expand your operation or purchase a fantastic investment property? Then this is the property for you! These buildings have Hog Slat dry feeders, cup & nipple waterers, manual inlets, sprinklers, poly alley gating and are equipped with brooder heaters. Each room in each building is run by a Ventra Pro Controller and has 2 LB White heaters which are ran off a separate 1,000 gallon propane tank for each room (Propane tanks are rented from Star Energy and any propane in tanks will be pro-rated on closing day) and each room is supplied with feed by 2 in tandem Choretime approx. 18 ton bulk bins (4 Bins per building). This hog site is equipped with an Agri Alert 800EZ alarm system. The water for this hog site is supplied by an approx. 104 ft deep well which has a Well X Trol pressure tank and a Centri Pro submersible well pump controller. The well is currently the only source of water on the property and has provided the water for the site since its construction. If buyer desires to hook up to rural water buyer shall be responsible to determine if rural water would be available for this site. This site also has a 16ft x 24ft Steel storage shed with a 10ft x 10ft overhead door which will stay on the property and currently houses the generator hookups. Also included with the property will be a 27ft Oldenkamp towable loading chute. The current owner is using a portable generator unit for backup power and this unit will not be included with the sale of the property. This site just finished its contract so these buildings are available for pigs on closing day. These buildings have been winterized and are available for viewing! Terms: Purchaser of the site will be required to pay a non-refundable 15% of the purchase price as a earnest money deposit and agree to enter into a purchase agreement immediately following the auction with the remaining balance due and payable on closing day on or before December 9, 2022 when the buyer shall receive a clear and merchantable title to the property.
