General Description of Tract 1 (North Site): This is your opportunity to purchase an existing hog site!! This site consists of 4.64+/- Acres! This site consists of 2 separate 2100HD finisher buildings with 8’ deep pits, both of which were built in 2000. These buildings were both constructed with 2 separate rooms with 36 pens in each room with each room holding approx. 1050HD. Method of Sale: Tract 1 (North Site) will be sold first and remain sold and then Tract 2 (South Site) will be sold and remain sold. Tracts will be sold separately and will not be combined in any way. Each tract will be sold in total dollars. Auction will be held at the site of Tract 1.

 

Possession: Possession of the properties will be on closing day.

 

Taxes: According to Sioux County Assessor the current taxes are approx. $1,424.00 per year on Tract 1 and approx. $1,500.00 per year on Tract 2.  Seller will pro-rate the taxes to the date of closing.

 

Terms: Purchaser of each site will be required to pay a non-refundable 20% of the purchase price as a earnest money deposit on each site and agree to enter into a purchase agreement immediately following the auction with the remaining balance due and payable on closing day which will be no later than December 1, 2020 however seller may elect to close sooner with a 5 day notice on the buildings if the current pigs are sold and buildings are power washed however seller may not elect to close sooner than November 15, 2020. Power washing of each site at the end of the contract with Wakefield Pork will be the sellers responsibility. All manure in the pits on day of auction will be the responsibility and possession of the buyer and buyer may pump the pits prior to closing if the buyer desires. This property is being sold as a cash sale with no finance contingencies and as is, where is, with any/all defects and encroachments if any.
